| How will Home Information Packs affect Solicitors?
On the 18th November 2004 the Housing Act 2004 received Royal Assent. A key provision within the Act was to introduce measures that would facilitate the transaction of residential property in the UK. The Home Information Pack was introduced to the property market in England and Wales on the 1st of August 2007 to provide information to prospective buyers that would help them make an informed decision as to whether they should purchase. The theory is to reduce the number of transactions that were falling through subsequent to the offer being made.
Typically a solicitor would become involved subsequent to an offer being accepted to assist with the conveyancing process. The introduction of HIPs however has provided solicitors with an opportunity to become involved before the property is marketed by an estate agent. The HIP can open up a new revenue stream for solicitors and provide additional opportunities to secure business later on in the process (e.g. conveyancing).
