How will Home Information Packs affect Chartered Surveyors?
As of the 1st of August 2007 it became mandatory for a Home Information Pack to be prepared before the sale of all residential properties with four or more bedrooms in England and Wales. This was later extended to three bedroom properties on the 10th of September and will more than likely cover the whole market by the beginning of 2008.
During preliminary planning on the contents of the HIP the government made proposals for the
Home Condition Report
HCR. This was later omitted as a mandatory requirement when the HIP was launched on the 1st of August. Despite this the government have encouraged home sellers to top up their packs to include a Home Condition Report in order to instil confidence in prospective buyers and to assist Lenders with their valuations. Many have speculated that the HCR will eventually become an integral part of the HIP as the information will undoubtedly be of much interest to any prospective buyer.
How can HIP Manager help Chartered Surveyors?

across England and Wales. This will enable us to provide an additional service to individuals looking to include a Home Condition Report in their HIP. We are also looking to pre-empt any increase in demand should the HCR become an integral part of the HIP later down the line.
